Glandars Farm, Whitford
The acquisition and subdivision of 1000 hectares of land in Whitford including the Glandars Farm Whitford-Maraetai Road (700 hectares) and the ajoining land purchased from the Bank of New Zealand a 300 hectare farm now known as the Formosa Golf Course and the Montgomery Farm. The land was purchased by Ruaig Investment Limited a company owned by Adrian Burr and Arthur Morgenstern. A comprehensive re-zoning of the land was undertaken to include a 350-room hotel, golf course and farm subdivision. The land was sold with Consents in place.
1992
Endeans Building, Auckland
The acquisition and redevelopment of the Endeans Building located at 2 Queen Street, Auckland City. The redevelopment was undertaken through Arthur Morgenstern’s company Allrich Investments Limited.
1993-1995
148 Quay Street, Auckland
A Joint Venture with Government Property Services Limited owned by Arthur Morgenstern and Government Property Services. The purchase of 148 Quay Street in Auckland City and conversion into residential apartments.
1993-1996
Wakefield Centre, Wellington
The purchase of the Wakefield Centre and Carpark Building in Wellington from Bank of New Zealand. Strata titling of the Carpark Building, rezoning of the land, and sale. The Project was undertaken through Wakefield Properties Limited owned by Arthur Morgenstern.
1992-2001
Farmers Department Store, Auckland
The acquisition of the Farmers Carpark Building, land and Department Store, Auckland City. The unit titling of the Carpark Building and sale of same as individual carparks investments and the re-subdivision of the land and sale of same. This project was undertaken as a Joint Venture between Prospect Investment Trust Limited and Hamina Enterprises Limited a company owned by Arthur Morgenstern.
1995-1997
Old Customs House, Auckland
The purchase of the Old Customs House Building from DOC and Auckland City. The comprehensive redevelopment and restoration of the building, including leasing to DFS, and the sale to Andrew Krukziener.
1995-2000
Housing New Zealand
The purchase of land from Progressive Enterprises being the Three Guys Supermarket at the following sites:
- Church Street, Otahuhu and the redevelopment into 50 housing New Zealand homes.
- Three Guys Avondale, and the development of same into 36 Housing New Zealand homes.
- 580 Hillsborough Road, Lynnfield, Three Guys and the development of 50 pensioner homes sold to Housing New Zealand.
- Three Guys Glen Eden and the development of 36 homes for Housing New Zealand.
- Jellico Road, Panmure redevelopment of land into 40 terraced homes for Housing New Zealand.
Housing New Zealand overall project value $47m. The above work for Housing New Zealand was undertaken by Morning Star Enterprises Limited, a wholly owned company by Arthur Morgenstern.
2001
Landmark House, Auckland
The Landmark House Building Queen Street and Durham Lane, Auckland City. Morning Star Enterprises on behalf of Trans Tasman Property Limited undertook the historic redevelopment of this building. The purchase of 459 Khyber Pass Road, Newmarket and 1 Kent Street from Suncern Properties Limited. The redevelopment and historic restoration of 1 Kent Street into the Lone Star Restaurant, and the construction of a 7 Level Multi-Story Carpark/Retail Building at Khyber Pass Road known as the Newmarket Carpark Building, including Sunworld Restaurant, and the Newmarket TenPin Bowling Centre.
2002-2006
Axon House, Auckland
The acquisition of 1 Kingdon Street, and redevelopment of the land into a 6-Story Commercial/Office and Retail Building known as AXON HOUSE. The project was fully leased and sold in 2006 for $18m.
2003-2010
St Lukes Road, Auckland
The acquisition of 10 acres of land at 51a St Lukes Road, Mt Albert from Westfield’s, and the development of 7 residential apartment buildings on same comprising of 382 residential apartments associated retail.
2008-2016
Point View/Masons Road, East Tamaki
Morning Star Development limited is undertaking a comprehensive redevelopment of land in the Point View/Masons Road area of East Tamaki. The first phase is currently in for Resource Consent and involves a 25-Lot Subdivision. The second phase involves a comprehensive rezoning of approximately 160 acres of land adjoining the Point View/Masons Road properties to achieve a residential development of approximately 450 residential homes.
